When do I sign documents?
Your Lawyer or RealProperty will contact you 4-5 days before closing to arrange a convenient time for you to sign documents. Please make sure that all persons on the title to the property, including a consenting spouse attend the signing, and bring two pieces of valid Canadian identification, at least one should be photo I.D. (acceptable forms of ID are drivers license, passport, citizenship card, Canadian credit cards)
When do I bring in the balance of funds required to close?
When you attend to sign documents (a few days before closing) you are required to bring in a Certified Cheque or bank draft for the remaining balance necessary to close your transaction. This cheque/draft must be made payable to your Lawyer’s name “In Trust” to cover the down payment, land transfer tax, adjustments and closing costs.
When do I get my keys?
On the day of closing, typically in the afternoon, the keys will be available at RealProperty or arrangements can be made for pickup at your Realtor's office or the other Lawyer's office. If you are purchasing a newly constructed home, keys are usually released directly at the sales or construction site office.
What do I do if I want to change my closing date?
Contact your real estate representative to have an amendment to the agreement prepared, signed by all parties and delivered to RealProperty as well as your mortgage lender. All parties must be in agreement before any dates can be changed on the Agreement of Purchase and Sale.
