• Answer all questions regarding our Home Closing Services and provide you information about all our specific products and protection services.
• Give you a FixedCost™ written quotation and calculate other related closing costs (i.e. Land Transfer Tax) to eliminate surprises.
• The Network Real Estate Lawyer assigned to your transaction will contact you directly to confirm representation.
• Offer you a No Cost Lawyer's Review of your agreement of purchase and sale (as required).
• Offer you a No Cost Lawyer's Review of your status certificate. (applies to condominium purchases only)
• Provide you with a Home Buyers / Sellers memorandum and questionnaire to be completed and returned.
• Contact and follow up with the Real Estate Brokerage, Bank/Mortgage, Lender/Broker and the clients in order to collect all required documents for the closing.
• Keep you updated and informed of any outstanding issues that can effect the closing of your transaction.
• Review and verify mortgage instructions with you prior to the preparation and completion of the file.
• Perform searches and any additional legal inquiries as required.
• Review statement of adjustments to verify that the property taxes have been accurately apportioned.
• Arrange Title Insurance (purchases only) to ensure you against loss or damages suffered as a result of title defects such as liens, encumbrances, fraud, un-assessed taxes etc.
• Finalize and deliver your file to your Network Real Estate Lawyer for review and execution by you.
• The Lawyer or RealProperty staff will contact you to arrange a convenient appointment in order to execute all documentation and prepare the file for closing. At which time you will also be advised of the identification requirements and the balance of funds needed to complete your transaction.
• Follow up with your mortgage lender to arrange delivery or pick up of mortgage advance funds for closing.
• Prepare all cheques, accounting and perform all necessary banking in order to complete your closing.
• Deliver closing funds to the seller's lawyer via courier, bank wire or direct deposit to the lawyer's trust account to ensure prompt closing and registration of your home closing.
• Perform electronic registration of the new deed and mortgage on the Provincial Land Registry System.
• Arrange for your keys to be available at the most convenient location.
• Send your final report containing your deed, mortgage and Title insurance documents, etc., to you at your new address.
